Landlord Kathryne Gould operates a business out of the basement of the rental property which is not stated or agreed upon in the lease. She utilizes tenants electricity to power her kiln and other tools while staying on site for hours at a time every day- unannounced. She has zero respect for tenant privacy. She lives across the street from the property and walks over to work in the basement for her business. This not only violates the lease but is also a code violation as it is a single meter home, the basement is partially finished and gets full A/C paid for by tenants. Cool air is felt leaking from garage door, visible a/c vents in basement and kiln is left on and idling 24/7. She told us when we first moved in that she and her husband use the basement for storage- she did not disclose that she would use our utilities or come over every day unannounced, taking advantage of our finances and invading our privacy. She should be ashamed of herself.

Since Matthew became manager at Fraser Point (Concert Properties) in early 2026, the condition and management of the building have noticeably declined. Necessary repairs and appliance replacements are often delayed or avoided and gaslighting tactics are often used. Units and common areas are increasingly left in disrepair, suggesting that cost-cutting is being prioritized over basic upkeep and tenant needs. The touchless door mechanisms often break down and doors are extremely difficult to open raising liability and safety concerns. There is an ongoing shortage of maintenance staff, and those on site appear overworked. This results in slow response times and incomplete or temporary fixes instead of proper repairs. Building issues continue to accumulate rather than being resolved. Water pressure has also been gradually reduced over time and is now at a level that makes normal use, such as showering, difficult. This issue has persisted despite repeated concerns from tenants. Communication and management approach are significant problems. Matthew is difficult to reach, avoids direct interaction, and does not engage with tenants in a responsive or professional manner. Compared to other property managers, there is a clear lack of accountability and basic tenant service. Many residents feel ignored or dismissed when raising concerns. Privacy practices are another concern. There have been instances of insufficient notice before entering units, along with entries that feel intrusive. Entering units with shoes on further reflects a lack of respect for tenants’ living spaces. Overall tenant satisfaction is low. Many residents have expressed frustration with the current management, yet concerns raised to head office, including to Gerry, do not appear to result in meaningful action. Instead, management practices continue without correction. The current situation reflects a consistent pattern of declining maintenance standards, poor communication, and disregard for tenant concerns.

I rented a condo from this landlord for two years. Before moving out, I completed the requested move-out items, including paying for professional carpet cleaning. After vacating, I was charged over $2,000 for replacement of both bedroom carpets despite having the carpets professionally cleaned beforehand and no evidence of damage. Throughout the security deposit process, communication was frustrating. The landlord was unable to answer several questions directly and referred me to his realtor. At one point, the realtor told me I had never paid a pet deposit, even though my signed lease clearly reflected a $2,200 pet deposit. The landlord later confirmed that I had, in fact, paid the pet deposit. I requested documentation supporting the carpet replacement charges, including inspection records and photographs, and questioned whether the photographs reflected the condition of the carpets after the professional cleaning. My concerns were not resolved to my satisfaction. My experience with the move-out process and security deposit was disappointing. I encourage future tenants to thoroughly document the condition of the property at move-in and move-out, keep copies of all receipts and communications, and attend every inspection whenever possible. Don\'t be surprised if you don\'t get your deposit back after leaving the unit in excellent condition.

1. Excessive noise from upstairs, including running, dropping heavy objects, a child crying, and yelling. 2. Persistent loud “construction-like” noise from upstairs dishwasher; ongoing for 6 months without proper repair, only claims that a replacement has been ordered. 3. Mailbox is not checked regularly, resulting in delayed receipt of letters. 4. Packages and mail have been opened without checking the recipient name first (at least twice). 5. Dust and dirt accumulation under the stairs. 6. From the second month after move-in, the property was listed for sale with frequent showings, sometimes without 24 hours’ notice. Want us to put good words on them(basically lie to the new buyer) 7. Floor cleaning caused damage to belongings (Christmas tree, tent, cooler, shoes, mats); no compensation provided despite requests. 8. Wall cleaning produced a strong chemical smell affecting health and the dog; no prior notice was given. The cleaning also caused mess, wet shoes, and dust throughout the unit, and no cleaning support was provided, requiring tenants to clean it themselves. 9. One late-night gathering resulted in loud noise continuing until around 2 a.m. 10. Landlord sometimes ignores messages; when issues caused by upstairs are raised in person, they become angry and accuse tenants of harassment.

The Laundry facilities will ruin your laundry leaving permanent grey marks. The property owners do not care to deal with the issue. Dryers don\'t dry you have spend more money to have dry laundry. There is a massive pest issue throughout the building, cockroaches and bed bugs that they only band-aid. They will tell you that the problems has been dealt with but the problem is so deep in the building that they always return and they constantly are having to spray your living space with a variety of pesticides. Not to mention the vet bills due to the pesticides and repeatedly having to take them from the premises.

We rented at 2600 plus hydro. My landlord Insisted that I put the hydro in my name for the unit even though it\'s a duplex but single meter. Proceeded to tell me that he would do things before we moved in, he did not (water softener broken, backyard fence hanging by a thread, gate to backyard quickly screwed up and out of alignment. Summer the AC broke down, landlord proceeded to tell me that he would get someone to fix it and then proceeded to berate me for asking for the AC to be fixed. No locks on daughter\'s window so I had to call property standards to come and get it situated. The house received what tenants would call as the landlord special, white paint plastered everywhere hastily and without and care or professionalism (probably diy). Winter came around and the furnace finally quit too, landlord had someone come look and said it was fine, two days later it broke again. Landlord sent the same guy and proceeded to state that the motherboard needs to be replaced. The basement flooded with another tenant inside and had dryers operating 24/7 for 3 days, the power tripped multiple times leaving myself and my family in the dark multiple times. Suffered a concussion in November and was told by the landlord that for 4 months the unit was going to be undergoing repairs. Unable to detail the noise, construction, and the timelines for repairs, we offered to terminate lease early where he proceeded to bully us into signing an N11 or he was going to push an N4 onto us for early eviction for one month\'s rent. The only reason why he received a 5 star on rent collection is because he was more focused on collecting rent then fixing any issues. As a renter be cautious of this landlord and this location, he will make you pay alot of money for a half hazard unit.

Landlord became incredibly angry and started harassing me after I complained about rats and cockroaches. I was staying in a 2 bedroom basement suite with another tenant. The landlord stayed in the top floor with two other tenants. I would occasionally hear the tenants upstairs arguing with the landlord. The tenants upstairs had to share the most space with the landlord (kitchen and washroom) so there was tenants constantly leaving and new ones coming in. I moved there in May into the basement bedroom and didn\'t come across any rats until September. Once the weather started getting cold, the rats began migrating in the house walls. The bedroom I was staying in used to have a hole that was covered up before I moved in. When I had to stay at the bedroom, I couldn\'t sleep from the rats gnawing and scratching the walls. It was so traumatizing I ended up getting nightmares when I would stay at my friends house. The property was so badly infested with rats that they destroyed my property. I threw out 100S of dollars worth of food. I saw 3 rats personally. Landlord was not proactive in dealing with the rat infestation. The landlord started harassing me over the phone and coming to the bedroom door to yell at me whenever I would send her pictures or tell her about rat sightings. I would inform her that the rat traps that she put is not sufficient and we need to call pest control. Due to the lease, even if I called them the landlord can prohibit them from doing and inspection. There was a hidden camera in the living room that she did not disclose of. This is how she knew I was around so that she can come and bang on the bedroom door. and would blame me for rats that were there before I moved in. I was paying rent despite not living there full-time. I would occasionally stay at friends place and would come back to switch clothes and check on my belongings. I tried to tell her I wanted to leave and wanted my last months back. But she wouldn\'t let me.

Landlord was dishonest about the condition I would be living in. She stated that the other tenants living there were very clean and would come weekly to do deep cleans (landlord stayed in the basement suite). I shared the upstairs with 3 others. There was a cleaning schedule that the other tenants never followed. The tenants never cleaned up after themselves after using the kitchen and washroom. Before using the kitchen and washroom, I would do a deep clean. Once another tenant went to use these spaces, it would become dirty instantly. The tenants would even use my dishes without permission. The landlord did not come weekly for cleansings. A lot of the times she would come when I complained. I complained to the landlord multiple times but nothing improved. She would say she would speak to the tenants but she never did. My room started attracting all kinds of insects (big ants, flies, fruit flies, moths). This completely ruined my peaceful enjoyment further. My room was so clean but these insects made me feel otherwise. I got fed up and expressed to Flora I will be moving out and wanted my last months rent. She became so upset and started swearing at me.

I’ve lived in the unit 105 for 14 months of a 15-month lease, ultimately choosing to move out a month early—forfeiting my last month’s rent—due to the landlord’s persistent failure to resolve numerous maintenance issues. The landlord has consistently shifted responsibility onto me rather than investigating the root causes of these problems or providing a habitable living environment. For example, the dryer has not been repaired and takes 6–8 hours to dry a single load. Additionally, because the unit is located near the disposal room, the smell was overwhelming especially on Summer because the machinery there was frequently inoperable Condo fan coil units (FCUs) - heating and cooling system was problematic from the start of my tenancy. After a four-month dispute, the landlord finally attempted a repair, but the system remained inefficient. I was forced to keep it turned off to avoid exorbitant utility costs that were high and doesn’t make sense. Furthermore, the building\\\\\\\'s mainte... representative was highly problematic. Prospective tenants should be aware of the following based on my experience: Deposit Disputes: There were attempts to withhold a refundable key deposit to cover cleaning and maintenance. Under the Residential Tenancies Act, key deposits are strictly for the replacement of keys and cannot be used for cleaning fees. Maintenance : I was asked to do the deep clean for internal appliance maintenance (dryer components) and standard wear and tear that was documented as pre-existing upon move-in. Communication & Receipts: Despite providing written move-out notice on Jan 1st and leaving the unit in \\\\\\\'broom-clean\\\\\\\' condition with timestamped photo evidence, I encountered significant resistance when requesting mandatory rent receipts (required under Section 109, RTA). Advice: If you lease here, document everything with timestamped photos at both move-in and move-out, and be prepared to cite the RTA to protect your rights regarding deposits.\"

Review: I am a former tenant and am sharing my experience regarding this landlord’s adherence to the Residential Tenancies Act (RTA). Communication: Following my request for the return of my key deposit, I received several communications from the landlord (who is a licensed real estate agent) that contained what I consider to be highly inappropriate and derogatory language. I have formally documented these interactions and reported the matter to the Real Estate Council of Ontario (RECO). Deposit Issues: Despite returning all keys/fobs, my $300 key deposit was not returned. The landlord attempted to apply this deposit to maintenance costs (pest control). Per Ontario law, a key deposit is only for the replacement cost of keys and must be returned when the keys are handed back. Maintenance: There were pest issues during the tenancy. While the landlord is responsible for these costs, he attempted to charge them back to me, which building management confirmed was not the tenant\'s responsibility. Banking Discrepancies: I suggest future tenants keep meticulous records of all rent payments. I encountered issues with cheque processing that required me to involve my bank to resolve. Summary: This tenancy resulted in a dispute to recover withheld funds. If you rent here, keep a strict paper trail, communicate only in writing, and be prepared to use the Landlord and Tenant Board (LTB) to protect your rights.

. There is no lock in the house or your personal room. Lock means not lock and key I am speaking about the basic one to just lock your door. 2. Homeowners the lady Lynda is a crack and crazy woman. She only like to fight and won’t let you do anything 3. This house has many cameras and both the landlord are going to check out on you all the time. 4. Everytime you try to do anything the landlady will mock you so there is no respect or privacy, everytime you cook she will be coming to check your food 5. There will be fights and you won’t be able to use any of your utensils because you have to use theirs 6. You have to clean the washroom everytime you use everytime you use 7. You can’t use body sprays because the lady can’t take it 8. You can’t use your own washing detergent because the lady won’t let you 9. The lady is extremely disrespectful and broke so be careful 10. NOT FOR ASIAN house if you are looking to stay as both the landlords don’t cook and can’t take spices they will stop you or say no to cooking 11. They will enter you room when you are not around 12. Lynda is in her own delusion where she thinks she will some author, doctor, scientist. LOL but she is a real life loser who is living in someone else house They only know how to give hard time to people. Just sympathise because she doesn’t have much years to live.
